Is Rochdale a nice place to live?
If you’re thinking about a house move in north west England, Rochdale is worth a look. Nestled in the foothills of the Pennines, Rochdale is just 15 minutes from central Manchester by train but with plenty of appeal of its own.

The town and its surrounding areas have a range of property types and are considerably more affordable than inner city Manchester, yet they come with all the amenities of a modern urban area as well as spacious parks, popular schools, enviable transport links and stunning countryside right on your doorstep.
Recent regeneration projects in the town centre have brought new housing and better leisure facilities. The Number One Riverside development, for example, incorporates the town’s new central library and council offices as well as retail and improved transport.
When it comes to schools, the Rochdale area has a good range of sought-after primaries and secondaries with most rated good or outstanding by Ofsted. Hollingworth Academy is a good example.
There are eight Green Flag parks and Hollingworth Lake offers a range of watersports, from sailing to windsurfing, set against a stunning Pennines backdrop.
Rochdale has a rich heritage too, at the heart of the industrial revolution and the textile industry. The Rochdale Pioneers founded the Co-op movement on Toad Lane in 1844 – you can find out more at Rochdale Pioneers Museum.
For culture there’s also the Empire Rochdale and Curtain theatres and Rochdale’s many places to eat and drink come highly recommended. Plus, Manchester’s nightlife is ever so handy.
Rochdale is part of the integrated Transport for Greater Manchester network of trains, buses, trams and cycle hire. Frequent train services take between 14 and 18 minutes to Manchester Victoria and there are direct trains to Bolton, Blackburn, Preston, Chester, Leeds, and Southport. There is also an extensive bus and tram network serving the whole region. For road travel, you’re close to the M62 and the area is just over half an hour from Manchester Airport.

Norden
If you want village life with good links to town, Norden is a perfect choice. Its busy high street is packed with independent shops, cafes and wine bars – according to the Manchester Evening News, “while high streets up and down the country struggle amid pressures caused by the cost-of-living crisis, Norden’s is going from ‘strength to strength’.” Residents praise its lovely atmosphere, tranquillity and rolling countryside. The local Greenbooth Reservoir is perfect for a ramble.
Bamford
Ten minutes from Rochdale and 20 from Manchester, Bamford is another desirable suburb with countryside close by and a good selection of properties, including larger family homes and bungalows for downsizes
Milnrow and Newhey
For an affordable location that still has a community feel, Milnrow and Newhey, are worth a look. Both areas are vibrant with plenty of independent shops and places to eat. With its Metrolink station, Newhey benefits from great transport links – it is also close to the M62 for connections across the northwest and beyond. There’s a mix of housing from rural properties to new builds as well as popular schools including Crossgates Junior, Newhey School, and Hollingworth Academy.
Littleborough
Picturesque Littleborough also benefits from its Pennine location with rolling hills, wild moorland and nearby Hollingworth Lake. You can be in Manchester in 15 minutes and improvements to the station area are being planned. A brand-new secondary school is also under construction and scheduled to open in 2025.
