The area is surrounded by lush green spaces and sprawling countryside, making it a welcome break for those sick of the city – much like other nearby areas such as Norden & Milnrow.

Residents benefit from several nearby supermarkets, including Tesco and Morrisons, along with plenty more shopping options at Kingsway Retail Park. There are several great places to eat out, including The Rake Mediterranean Tapas Bar. Health needs are met with the Milnrow Village Practice, and the Rochdale Infirmary stands nearby for more extensive medical procedures. The BODYMATTERS gym is a great place to exercise, and there are more leisure centres to try towards the centre of Rochdale.

While small, Newhey is big on transport. There are many ways in and out of the village, making it easy to pop over to Rochdale town centre or onwards to Manchester.

Car & Road: Newhey benefits from excellent connections, notably the M62 motorway, providing quick access to nearby towns and cities. Manchester is approximately 30 minutes away by car, offering a straightforward commute.

Train: Newhey has its own railway station, providing connections to Manchester and other neighbouring towns so it’s easy to travel further afield.

Cycling & Walking: Newhey’s infrastructure encourages cycling, with dedicated lanes and paths, so you can enjoy a bike-friendly environment. The village’s pedestrian-friendly layout makes walking a pleasant and viable option for daily activities. Local amenities and green spaces are easily accessible on foot.

Despite Newhey’s size, it has an impressive range of local schools under 3 miles away, many of which have achieved ‘Good’ Ofsted ratings. This makes it the perfect spot for families, whatever age their children. Here are a few of the local schools to explore:

Primary: There’s Newhey Community Primary School, St Thomas’ Church of England Primary School and Milnrow Parish Church of England Primary School – all of which are rated ‘Good’ by Ofsted.

Secondary: Hollingworth Academy is also rated good, and is the main co-ed secondary school in the area.

Private: Farrowdale House School is the nearest private school, offering a high-standard of education to those who take the admissions test and are willing to pay for schooling.

You can look at the local council website for more local schooling options in Newhey.

Newhey is on the cusp of the countryside, so it offers residents a lot of green spaces and open water to enjoy. Whatever your specific taste, Newhey has plenty to do outdoors, whether you’re looking for somewhere to exercise, relax or eat.

  • Explore Hollingworth Lake: Just a short drive away, Hollingworth Lake offers a picturesque setting to unwind. Whether you want to take a stroll, ride a boat, or enjoy the view, this nearby reservoir is a spot local residents swear by.
  • Discover Milnrow Memorial Park: Milnrow Memorial Park offers well-maintained green spaces, ideal for picnics, walks, or an outing with the family.
  • Experience Rochdale Canal: The nearby Rochdale Canal provides an idyllic setting for waterside walks. Stroll along the towpath, enjoy the charming locks, and take in the ambiance of this historic waterway.

The village of Newhey is characterised by its late Victorian and Edwardian terraced houses, many of which retain their tell-tale features such as stone facades and bay windows. There are also multiple semis from the mid-20th century, and a smattering of newer build estates too. One unique architectural feature is the charming stone cottages and converted mills that are found throughout the area.

Recent and ongoing development projects, such as the regeneration of the nearby Kingsway Business Park, have significantly boosted the local infrastructure and economy, making Newhey an increasingly attractive place to live.

Over the past year, properties in Newhey averaged £219K. Terraced houses were the most common sale type, with an average price of £153K. Semi-detached houses went for about £213K, and detached homes averaged around £337K. Prices in Newhey remained similar to the previous year but have risen by 9% since the 2020 peak of £201K. I have no hesitation in recommending Becky Reade, an absolute superstar estate agent at Cowells. When my two brothers and I had to sell our Mum’s house after she passed away in March 2026, Becky was everything we could have hoped for and more. At such a painful and overwhelming time, she was profe...

Very friendly and helpful in the Milnrow office. Kiera has arranged several visits for me to view the house I have purchased. Very helpful with paperwork from the solicitor.

I wanted to thank Karly for all her help assisting me with managing my property in Castleton and providing evidence to gain a deposit after my 'lovely' ex tenants left doing no cleaning and leaving their rubbish behind.

Karly Borg has provided an exceptional service from the letting side. There was loads of clear communication, throughout a problem tenant, and at each stage she gave us up to date and accurate information. Karly you have been a star and for that I thank you 😀
